The apartment is appointed to four-star standard with high quality furniture, furnishings, crockery and kitchen equipment, including a dishwasher.
Having its own entrance gives privacy and convenience to tenants.
There is a dining area in the kitchen and a small dining area in the hall. The sitting room has a sofa and a sofa bed. The double bedroom has a brass double bed and is very spacious with a large wardrobe and bedside cabinets. The bathroom has a full sized shower, bath, toilet and wash hand basin.
The garden has facilities for eating out and a barbecue area is provided for single use barbecues. The garden is for the exclusive use of the flat. There is a small public park 5 minutes from the flat at the end of Royal Crescent.
The flat has a parking space with room for two cars but one space is required for servicing the flat. It is only five minutes walk from a bus stop which gives access to the Old Town and Princes Street in to the South and The Royal Botanic Garden and Leith to the North. The availability of a private parking space in such a central location avoids the cost of metered parking, and would be of great value to someone on business in Edinburgh. That said, a car is not necessary in such a central location, if sight-seeing in Edinburgh.
Tea, coffee,milk, sugar, bread, butter and marmalade will be provided on arrival. Other groceries can be supplied if a list is provided two days before arrival.
Lets of more than 7 days will have the flat cleaned and linen changed.
The flat provides a comfortable, and quiet location for a pleasant holiday in Edinburgh for sight seeing and dining out or eating 'al fresco' in the garden.
Mobile phone reception possible at the siting room window area. No land line available to tenants.

- Sundays are not available for arrivals, only for departures.
- Non refundable deposit of of 25% of accommodation cost due upon booking, the balance one month before arrival
